
Musanadah, established in 2010 and a wholly owned subsidiary of Alturki Holding, employs over 1,700 technicians, cleaners and tradespeople. It operates according to international standards such as BICSc, ISSA and the Institute of Asset Management, and holds ISO 9001, 14001 and 45001 certifications.
Mserve is divided into two specialist arms. Mserve Home offers domestic support and property upkeep for homeowners and tenants, offering a la carte services, one‑off visits and Bronze, Silver or Platinum annual plans. Services include plumbing, electrical repairs, air‑conditioning, landscaping, and maid services delivered by professionally trained personnel. Mserve Business caters to SMEs, retailers, hospitality venues, educational institutions and developers, offering property care, MEP services, snagging and pre‑handover inspections, defect‑liability management and pest control.
The roll‑out model is hybrid: rapid‑response mobile teams in equipped service vans and embedded teams stationed on‑site for larger projects. A centralized CAFM‑enabled call centre and client portal support efficient service coordination.
Nigel Wright, Musanadah’s managing director, remarked that market analysis revealed a substantial gap between large FM providers focusing on major commercial contracts and fragmented small operators. He observed the absence of consistent, quality service in residential and SME segments—Mserve was launched to meet that precise need.
Director Muhammad Shahzad emphasised punctuality and transparency. “Our promise is to be on time, every time… and to always keep our clients well informed of the progress on any project,” he stated, noting the one‑hundred‑per‑cent local ownership and client‑focused approach.
Musanadah’s reputation adds weight to Mserve’s launch. It was named “Best FM Company in Saudi Arabia” at the 2024 SBIS Awards and won Silver in categories such as IFM Company of the Year and Client‑Contractor Partnership at SACWFM in 2024, including for its work in AlUla. The company has also expanded into energy‑sustainability services and ESCO initiatives aligned with Saudi Vision 2030.
The Saudi FM sector is rapidly evolving. Trends such as digital CAFM systems, sustainability, and ESG integration are on the rise. Musanadah, through Mserve, is targeting the underserved residential and SME market with a standardised, tech‑enabled approach. That contrasts sharply with the traditional model of patchwork providers lacking scale and reliability.
Mserve’s tiered packages and comprehensive services offer both affordability and flexibility. For homeowners, predictable annual maintenance plans reduce reactive costs and improve property value. SME clients gain from preventive facility management which limits downtime, ensures compliance and extends asset lifecycles.
Saudi Arabia’s commercial environment—marked by giga‑projects, new economic zones and residential development—is generating demand for professionalised FM. Initiatives such as NEOM, Qiddiya and expansion in AlUla reflect an infrastructure that requires rigorous maintenance regimes. Mserve aligns with that trajectory by offering scalable services with embedded quality controls.
Challenges remain. Competition from established FM giants and regional operators will test Mserve’s ability to maintain service consistency across regions. Scaling rapid‑response capacity, training staff to international standards outside urban centres, and managing supply chains will be critical as the operation expands.
